We utilize state of the art economic indicators, demand gap analysis, economic base analysis, and demographic tapestry trends to forecast future demand to identify our target areas of investment to ensure that the properties and markets we select are most poised for success for our investors.
Within the markets we work closely with brokers, and also apply proprietary strategies to find off market deals that have the inherent opportunity to provide a desirable return to our investors with limited risk. Additionally, we have built and continue to build strong relationships with brokers to enable us to be top competitors in the highest and best submissions.
We perform conservative underwriting within a 10 year IRR based pro-forma forecasting, coupled with implementing value add strategies to increase value for our investors within all of our investments. We also perform multiple underwriting scenarios and sensitivity analysis to ensure our investments' risks are mitigated.

Why Multi-Family?
​
Demand is extremely strong for rental housing due to the increasing costs of single family homes, and limited supply of new inventory coming into the market. With accelerated demand for apartments it increases occupancy rates and rents which translates to higher cash flows and valuations for investors. Additionally, with our asset management skills we can work to decrease expenses over the term of our ownership which increases the valuation of the asset. This is why we are working very hard to bring multi-family investments to our investors.
